Of all the home energy upgrades available to UK homeowners, loft insulation has one of the fastest payback periods and one of the lowest barriers to installation. A properly insulated loft can cut heat loss through the roof by up to 25%, reducing heating bills and improving thermal comfort year-round. And in 2026, free or heavily subsidised installation is still available to a substantial portion of UK households through the government’s ECO4 scheme.

Here’s what you need to know before you call an installer.

Why Loft Insulation Pays Off

Heat rises. An uninsulated or poorly insulated loft allows that heat to escape through the roof, and your boiler or heat pump works harder to compensate. The Energy Saving Trust estimates that insulating an uninsulated loft in a semi-detached house saves around £340 per year on energy bills at current prices — for an average installation cost of £300–£500 if you’re paying yourself, that’s a payback period of under two years.

Even homes with old or thin insulation see significant gains. The recommended depth for mineral wool loft insulation is 270mm. Many older properties have 100mm or less — installed to standards from decades ago that no longer reflect best practice. Types of Loft Insulation

Mineral wool (blanket insulation) is the most common type for accessible pitched lofts. Rolls of glass or rock wool are laid between and over the joists. If your loft is accessible with a standard hatch and has no unusual features, this is almost always the right choice.

Spray foam has become controversial. It fills gaps well but adheres to roof timbers, making future access and repairs difficult. Critically, it causes significant problems when selling — most mortgage lenders won’t offer mortgages on properties with spray foam insulation because it can mask timber defects. Unless a specific structural problem requires it, avoid spray foam in lofts.

Rigid insulation boards are used for flat roofs or room-in-roof conversions, where you’re insulating between or beneath rafters rather than laying blanket insulation on the floor. More expensive and installation is usually professional-only.

Who Qualifies for Free Installation

The ECO4 (Energy Company Obligation) scheme requires large energy suppliers to fund energy efficiency improvements for qualifying households. Loft insulation is one of the measures covered.

To qualify, your household typically needs to meet one of these criteria:

  • You receive certain means-tested benefits (Universal Credit, Pension Credit, Child Tax Credit, and others)
  • Your home has an EPC rating of D, E, F, or G
  • Your household income is below the local threshold under the LA Flex route (where your local council refers households that don’t receive qualifying benefits but are in fuel poverty)

Even if you don’t receive qualifying benefits, you may still qualify through your energy supplier’s Great British Insulation Scheme (GBIS) allocation, which has a broader eligibility criterion focused on property EPC rating rather than household income alone. A property with an EPC of D or below and no existing adequate insulation may qualify outright.

What Professional Installation Involves

For a standard accessible pitched loft in a 3-bedroom semi, a professional installation takes half a day. The installer will:

  • Check existing insulation depth and note any issues (damp, pest damage, blocked eaves)
  • Lay blanket insulation between and over the joists to 270mm depth
  • Insulate the loft hatch (often overlooked — the hatch is a significant cold spot)
  • Ensure ventilation at the eaves is preserved (blocking eaves causes condensation)
  • Clear up and provide documentation for warranty

Reputable installers are registered under the Trustmark scheme or the Microgeneration Certification Scheme (MCS). For work funded through ECO4, the installer must be registered with TrustMark — this is a scheme requirement, not optional.

The DIY Option

Loft insulation is one of the few home energy improvements that genuinely lends itself to DIY for those who are physically able to access their loft safely. You’ll need:

  • Mineral wool rolls sized for your joist spacing (usually 100mm and 170mm layers for 270mm total depth)
  • A dust mask (P2 rated — mineral wool fibres are irritating), goggles, and gloves
  • A loft ladder or secure access
  • A headtorch and a board to kneel on across joists (never step between joists — they won’t take your weight)

The main risk is blocking eave ventilation. Maintain a 50mm air gap at the eaves to allow airflow through the roof space. Insulation baffles or rafter rolls fitted at the eaves help maintain this gap.

Common Pitfalls

Don’t insulate the roof slope instead of the floor if you’re not converting the loft. Insulating the floor of the loft is far cheaper and more effective for an unconverted loft. Slope insulation makes sense only for habitable loft rooms.

Check for damp first. Installing insulation over a damp loft floor traps moisture and encourages mould. Address any roof leaks or condensation problems before insulating.

Insulate pipes and tanks. Once the loft floor is insulated, the space above becomes much colder, and any water tanks or pipes in the loft become vulnerable to freezing. Insulate them before or at the same time as the floor.

Loft insulation isn’t glamorous, but it’s one of the most cost-effective single interventions available for reducing UK home energy bills.
